Built for property managers

One vendor, one number, and the paperwork done before you ask

Garage door service for rental portfolios, run the way property managers already work. One number for dispatch, work orders by email, and paperwork you can check online.

24/7 dispatch on one number

A door stuck open overnight leaves your owner’s property unsecured. We answer 714-523-7900 around the clock, every day of the week.

Work orders by email or phone, tracked online

Email work orders to sched.aqgd@gmail.com or phone them in, then track them in the client portal. Dispatch, approvals and invoicing run through one system.

Tenant access, arranged your way

Add the tenant’s contact details and any gate or lockbox notes to the work order, and tell us how you want access handled. Less back-and-forth for your office and the tenant.

Work that meets California rules

Every opener repair ends with the auto-reverse test state law requires, and new openers come with the battery backup California requires.

Vendor paperwork on demand

Check our California contractor’s license (#859029, C-61/D-28) and our live insurance certificate online, any time. Need something else for your vendor file? Ask when you set up the account.

Springs guaranteed for life

If a spring we installed ever breaks, we replace it again for the cost of the service call. That is the same guarantee every homeowner gets.

How a work order runs

From your work order to a closed invoice in four steps

  1. Send the work order

Email sched.aqgd@gmail.com or call 714-523-7900 with the address, the unit and what the tenant reported.

  2. We dispatch

A technician is assigned from our Fullerton shop. A door stuck open or a car trapped inside gets the 24/7 line.

  3. Repair and test

Springs, openers, tracks or remotes, then the auto-reverse test California requires after an opener repair.

  4. Approve and invoice

Approvals and invoicing run through the same system, and you can follow every job in the client portal.

Turnover-ready

Turnover checks while the unit is empty

Many garage door problems in rentals show up at move-out: a remote that left with the last tenant, a door that has been slamming shut for months, a spring near the end of its life. Tick through what our turnover visit covers.

The turnover visit0 of 7 checked
  1. Erase every remote and keypad code stored in the opener, program the next tenant’s remotes and set a new keypad PIN.
  2. Remove the previous tenant’s smartphone access on Wi-Fi openers.
  3. Test the auto-reverse against a rigid obstacle and check the photo-eye sensors.
  4. Check the battery backup on openers installed since July 1, 2019.
  5. Inspect springs, cables, rollers, hinges and tracks, and check the door’s balance.
  6. Check the emergency release, the bottom seal and lubrication.
  7. Report what we found on each unit, with a quote for anything that needs repair.

California rules

The rules your rentals’ openers fall under

Two state laws cover automatic garage door openers on residential rentals. Here is what they mean when a work order comes in.

July 1, 2019
HSC §19892 · SB 969

Battery backup on every new install

No one may sell or install a residential opener in California without a battery backup that runs during a power outage, or connect a replacement door to an opener without one. A violation is subject to a $1,000 civil penalty per opener. Working openers don’t have to be retrofitted.

2-inch test
HSC §19890

Auto-reverse, tested after every opener repair

Anyone hired to service or repair a residential opener must test it against a two-inch-high rigid obstacle when the job is done, and attach a red warning certificate if it fails. Openers have needed a photo eye or edge sensor since 1993.

1–4 units
HSC §19890(g)

What counts as a residence

The statute defines a residence as a building with one to four dwelling units: single-family rentals, duplexes, triplexes and fourplexes. Managing larger buildings? Check with your attorney or local building department.

FAQ

Questions property managers ask us

Don’t see yours? Call 714-523-7900, any hour, or browse the general garage door FAQ. Selling a rental? See our garage door repair for realtors: inspection fixes in 24–48 hours and a free pre-listing check.

Do you work with property management companies?

Yes. We are set up as a preferred vendor for property managers with residential portfolios: single-family rentals, condos, townhomes and small multifamily buildings across Orange County, eastern LA County, the Inland Empire and the High Desert.

How do I send a work order?

Email it to sched.aqgd@gmail.com or call 714-523-7900 (24 hours a day, 7 days a week), then track it in the client portal at hq.aqgd.net. Include the property address, the unit, the tenant’s contact details and what the tenant reported.

Can you send license and insurance documents for our vendor file?

Yes. Our California contractor’s license, #859029 (C-61/D-28), can be checked on the CSLB website, and our insurance certificate is live and verifiable online through Next Insurance. If your vendor file needs anything else, tell us when you set up the account.

Does SB 969 mean we have to replace old openers in our rentals?

No. California’s battery-backup law applies when an opener is sold or installed, or when a replacement door is connected to an existing opener. Openers installed before July 1, 2019 can stay until you replace the opener or the door. When you do, the new setup needs a battery backup; installing a non-compliant one is subject to a $1,000 civil penalty per opener.

What happens to remotes and keypad codes when a tenant moves out?

At turnover we erase every remote and keypad code stored in the opener, program the remotes you are handing to the next tenant, set a new keypad PIN, and remove the old tenant’s app access on Wi-Fi openers.

Who pays when a tenant damages the garage door?

Ordinary wear and tear, like a spring reaching the end of its life, can’t be charged to the tenant or taken from the deposit under California Civil Code §1950.5, whatever the lease says, so it is the owner’s cost. For damage beyond normal wear, photograph the door before the repair and keep the invoice. California requires landlords to photograph the unit before and after repairs they deduct from a deposit.

Do you work on doors in HOA and condo communities?

Yes. In an HOA, the CC&Rs decide whether the association or the owner maintains the garage door, so tell us who approves and pays for the work before we schedule.

Do you handle commercial roll-up doors?

Our technicians specialize in residential garage doors: the sectional doors on rental homes, condos and small multifamily buildings. For a commercial roll-up or dock door, call us to ask first.
